Your Agent Buying a home should be an exciting experience. As your Realtor, it is our responsibility to guide you through the process. We want you to feel comfortable and enjoy the process. We work together to find just the right home for you. It is our goal to hand you, a happy home buyer, the keys to your dream home. Getting prepared to buy The first step to buying a home is deciding how you will pay for it once an offer is accepted. -If you are buying for cash we will need the proof of funds. -If you are financing the purchase, we need a prequalification letter from your lender. By having this information in hand, when we find the right house, we can move quickly. Sellers do not accept offers without the loan documentation. Finding the Right Home We begin by identifying what you are hoping to buy. You determine how many bedrooms, the house size, the location and any features you want. When we have an idea of the area and type of house and price range, we can search the Multible Listing Service (MLS) for possible houses. Now we go shopping. As your agent, we schedule appointments to view homes. The offer and negotiation process When we find and acceptable house, we complete an offer to buy contract. The seller can accept the offer as it is made. The seller may "counter" the offer and modify the offer by changing price or terms. You may accept the counter offer or counter the reply. As your agent, we negotiate on your behalf to get an acceptable deal to both parties. Escrow When the parties agree on price and terms, the contract, and deposit are placed "in escrow." An Escrow company collects all of the documents, funds, title and more. When all of the conditions of the contract have be fulfilled the date is set to close the escrow. Closing In some states all parties gather around a table and sign all of the paperwork. Then the buyer receives the keys. In California, the paperwork is signed by the parties and submitted to escrow. When all of the paperwork is completed, the date is set to "fund the loan." Usually the day following the funding of the loan, the title is recorded by the County Recorder. You now legally own your dream house.
